YOU MAY OR MAY NOT LIKE THE ARCHITECTURE, THE DECORATION, THE VIEWS, THE WEATHER, THE LANDSCAPE, THE DISTANCE TO THE CITY, THE INTIMACY, THE ISLAND ITSELF.

IT IS AN ALL YEAR LIVED HOME. CLAIM FOR MONEY ONLY ACCEPTED IF THERE IS AN UNSOLVABLE SERIOUS FAULT ON RESPECT DESCRIPTIONS IN THIS WEB (small items as a light not working, a corner with ants, a stain on a towel,... if so, it will be solved by the assistant: there are many guests and many things inside the villa and there are many things that can happen).

THINK THAT YOU BLOCKED THE DATES TO OTHER GUESTS UNDER CANCELLATION CONDITIONS. WHEN YOU BOOK, YOU ACCEPT HOME RULES AND CANCELLATION POLICIES.

  • The house was build in 2001, and each winter has some partial refurbishing and renewal.
  • For more than 3 days, there will be an assistant in and you can ask him to solve any incidence.
  • You will have assistance to solve any requirements about cleaning, maintenance,... but homes are homes and have incidences.
  • Assistance is complain due the frequent maintenance needed for swimming pool, laundry, terraces,... that has to be checked every 2-3 days.
  • Laundry renewal will be at your requirement under reasonable limits.
  • There are stairs. Lift is to use for maximum 2 pax or handicap. It has a key that has to be required to the assistance.
  • You may find some locked boxes, wardrobes, fridge, exclusive for owners.
  • Sauna, fireplace and heated swimming pool only in winter with previous requirement. Indoor pool is warmed up to 28ºC. It is not a yacuzzi, but you have one on main bathroom (38 ºC).
  • If there is any problem with power and codes do not work (due to overuse or external supply cut off), there is a manual operation of the car-door and a single key to open (you may keep them with you just in case).
  • You will be in nature and in front of the sea on open waters. In Autum there can be storms, in Spring can be fly-plagues, in Summer is hot, in Winter is cold,...Wind, dusty rain, seagulls, cats, mosquitoes, ants, birds,... can happen.
  • There are not any special safety measures for children. You have to look after them by yourselves.
  • Main bedroom has a king size waterbed. Front bedroom has a double articulated bed. Single bedrooms (x2) can be provided with 2 extrabed if required. 2 extrabed more can be set on the swimming pool living room if required.
  • There is a 17 kW limitation, and that means that you can not engage everything at the same time (this is more than reasonable, owner maximum mean consumption is 8 kW in winter). There are up to 10 kW solar to add.
  • There are 3 conditioning airs can heat, cool or dry. You have additionally fans, gas fireplace, wood fireplace, electric radiators, but you may be reasonable (disengaging when you leave, closing doors and windows,...).
  • Air Conditioning + Open Doors = Humidity & Uncomfort
  • There is cinema, TV, Astra, Movistar+. Also music equipment, limited in loudness.
  • Events allowed only under previous requirement, and always beyond 24 pax.
  • Disrespect to the assistant, or to legal norms, or home rules, or not allowed parties, can result the end of your stage with no wright to refund.

Where?

Villa in Port Adriano / El Toro, close to Magaluf and Santa Ponsa, between Portals and Port d'Andraitx, 15 km away from Palma de Mallorca by expressway and road. Located in a quite surrounded area during both, night and day periods, even in Summer. It has the benefits of every sort of facilities as beaches, marina bay, golf courses, private clubs, sports, church, medical centre , pharmacy, supermarket and various shops, as well as bars and restaurants of different styles and qualities. This villa is located on a cliff facing the West, with fantastic views over the sea from every single bedroom and terrace in the house. This very modern house offers an avant-garde decoration and building concepts as optical cabling, bioclimatic optmization,... and its architecture and construction is based on minimalistics statements.

The mega-loft

The house has an street level entrance where we can find parking place for three to five cars, as well a chill out terrace with massage&hot water bath facilities, plus a hudge full equiped barbequeue & oven-kiln also for solarium and parties, summarizing a total of 500 sq metres. Due to the fact that the entrance remains on the top floor, the villa has an absolute privacy from external viewers. The inside is based on a loft concept, with open rooms and glass decoration items. All shadow roofs are automatic.

As we go downstairs we have the night level, which consists on the port side of two single bedrooms -upgradeable to twin-, one double bedroom, a full equiped gym, and a big bathroom. On the starboard we have the master bedroom of 80 m2, with massaged water bed and two walk-in wardrobes, en-suite twin bathroom, jacuzzi, and inside garden, and Panic Room (never in 10 years had a single use).

Going down again you reach the day level, with an  inox decoration kitchen with sitting breakfast place, a washing room, a toilet on the stern, and on the for we have two open study rooms, 2 living rooms and one dining room, pets house, cinema & game space, as well as equiped covered terraces. An elevator from the port terrace ups to the chill out at the level street. Normally it's used for gods and heavy things, but can eventually carry persons.

Again if we go one more floor downstairs, we can find the swiming pool with solarium, and  a multipurpose espace with a full equiped spa, winter heated pool&big party room (configurable ) of 100 sqm, equiped for parties.

From there onwards several terraces with 300 sq m2tres alkable gardens, which looks like if you where walking by a boat board. Its remarcacable the Zen Space in the last terrace, with a twin external bed and stones-ligthed garden.

For reaching the seaside there is an external stair, but has not beach or private deck for boats, because it's on open waters.
